Is home insurance required by law?
No state legally requires home insurance. However, if you have a mortgage, your lender will almost always require it as a condition of the loan to protect their financial interest in the property. Once your mortgage is paid off, home insurance becomes optional — though dropping it is rarely recommended given the financial risk of an uninsured loss.
What's the difference between dwelling coverage and market value?
Dwelling coverage should reflect your home’s rebuild cost — what it would cost to reconstruct the structure using current materials and labour rates. Market value includes the land and is affected by neighbourhood demand, which has nothing to do with rebuild cost. Insuring based on market value instead of rebuild cost is one of the most common and costly mistakes homeowners make.
Does home insurance cover flood damage?
No. Standard homeowners policies exclude flood damage entirely. Flood coverage requires a separate policy, typically through the National Flood Insurance Program (NFIP) or a private flood insurer. If you live in a flood zone, your mortgage lender will likely require this separately.
How much personal property coverage do I need?
Most standard policies set personal property coverage at 50–70% of your dwelling coverage amount automatically. To check if this is enough, do a home inventory — list your major belongings and their replacement cost. If the total exceeds your automatic limit, you can increase personal property coverage or add a rider for high-value items.
What is the difference between replacement cost and actual cash value?
Replacement cost coverage pays to repair or replace damaged property at today’s prices, with no deduction for depreciation. Actual cash value (ACV) coverage pays replacement cost minus depreciation — meaning an older roof or appliance is reimbursed at its depreciated value, not its replacement price. Replacement cost coverage costs more but provides significantly better protection.
