How

How This Rebuild Cost Estimator Works

This tool estimates what it would actually cost to rebuild your home if it were completely destroyed, based on square footage, construction quality, and regional labor and material costs.

Your dwelling coverage should be based on rebuild cost, not your home's market value or what you paid for it. Market value includes land value and local real estate demand, neither of which factors into what it actually costs to reconstruct the physical structure. Homes in areas with high land value but average construction costs are the clearest example of why these two numbers diverge significantly.

The calculator does not require personal information and does not generate a binding coverage quote.

Factors

What Factors Determine Your Home's Rebuild Cost?

Square Footage

This is the primary factor, since rebuild cost scales directly with the total area being reconstructed.

Construction Type and Materials

Custom finishes, high-end materials, and complex architectural features cost significantly more per square foot to rebuild than standard, builder-grade construction.

Location

Local labor and material costs vary meaningfully by region, meaning two identical homes in different parts of the country can have very different rebuild costs despite identical square footage.

Home Age and Special Features

Older homes with unique architectural details, custom millwork, or features no longer standard in new construction can cost more to rebuild to match the original, not less.

Current Market Construction Costs

Rebuild cost estimates should be updated periodically, since material and labor costs change over time, meaning a rebuild cost calculated several years ago may no longer reflect what reconstruction would actually cost today.

Why

Why This Calculator Shows a Range

Construction costs vary by specific contractor, exact materials chosen, and local market conditions at the time of rebuilding. This tool provides a directional estimate to compare against your current dwelling coverage limit.

When

When This Tool Is Useful

Using this estimate before your next renewal helps you catch a coverage gap before a claim forces the question, since underinsured dwelling coverage is one of the more common and costly mistakes homeowners make.

Rebuild Cost Per Square Foot by Region

The table below illustrates typical rebuild cost per square foot for standard construction quality across broad US regions.

Region Typical Cost Per Sq Ft (Standard) Typical Cost Per Sq Ft (Custom/High-End)
Northeast $180–$260 $300–$450+
South $140–$200 $240–$380
Midwest $130–$190 $220–$350
West $190–$280 $320–$480+

Note: These figures illustrate typical regional patterns and change with material and labor cost fluctuations. Actual rebuild cost depends on your specific home, local contractors, and current market conditions.

Frequently Asked Questions

Why is my dwelling coverage limit different from my home's market value?

Market value includes land value, which never needs to be rebuilt, and reflects local real estate demand, neither of which relates to actual construction cost. Dwelling coverage should reflect rebuild cost specifically, which is why the two numbers are often meaningfully different.

How often should I update my rebuild cost estimate?

Reviewing this every 2 to 3 years, or immediately after a significant renovation, is a reasonable practice, since construction costs change over time and a stale estimate can leave you underinsured without you realizing it.

Does this tool account for detached structures like a garage or shed?

No, this estimates the main dwelling structure specifically. Other structures on your property are typically covered under a separate coverage category, often calculated as a percentage of your dwelling limit.

What if my estimate is higher than my current dwelling coverage?

This suggests a potential coverage gap worth addressing with your insurer, since a total loss could otherwise leave you without enough coverage to fully rebuild. Consider requesting a formal replacement cost assessment from your insurer to confirm.

Does rebuilding after a disaster actually cost more than normal construction?

Often yes. Widespread disasters can temporarily increase local labor and material costs due to high demand, a factor called demand surge, which some insurers account for with additional coverage buffers.

Should I use this estimate instead of a professional appraisal?

This tool is meant for a quick directional check, not a replacement for a professional replacement cost estimate, which your insurer or a qualified appraiser can provide with more precision specific to your exact home.
